Idaho Home Sales Expected to Rebound

Some good news from the real estate market as the National Association of Realtors is reporting an increase in existing home sales in December.

December is one of the coldest months of the year, but in the real estate market, December was a month when things started to heat up. Nationally existing home sales saw an increase, something local realtors say they hope is a sign of things to come.

Dan Marley, realtor: "It's great news to me. My business has been down a little bit for the past few months. I have been selling houses."

While the markets seem to be improving across the country, here in the West it's even better. Existing home sales in the Western states saw a 13.6% increase last month. The National Association of Realtors expects Idaho to be the first state to fully recover from problems in the housing market.

Jim Johnston, realtor: "When I heard the results of this survey it was absolutely exciting. I get excited very easily. That was something that really cause me to feel our buyers and sellers are really gonna be the benefactors."

Johnston says there are several factors that play into Idaho's ability to rebound. He says stable prices have and smart lending have helped Idaho avoid many problems that have affected other parts of the country, but those aren't the only positives in the local market.

Johnston: "We have positive growth taking place in this part of the country. We have interest rates that are very very low. With good product and good inventory and low interest rates, everything is really positive for us right now."

While there is no definitive word on when the market will completely recover, Johnston is hopeful it will be sooner rather than later - a sentiment echoed by Marley.

Dan Marley: "Just being able to hear the phone ring again on a consistent basis would be nice."

Marley and Johnston say some of the biggest concerns consumers have is that banks are not lending money. They say that is simply not the case. In fact, they say if you have good credit now is the time to buy.

My husband has been working out of town 5 days/week since September and that's supposed to last about a year. I whined a lot at first,
but then I felt gratitude that he had a job. We have a couple of properties that we rent out and in November, our duplex was vacated. Both sides. No income and a large mortgage. I did a great deal of freaking out and, yet, we managed. I realized as November, December and January passed, that the reason we made the mortgage each month was BECAUSE he was working out of town. Mileage checks and per diem saved us! Having him gone is hard and felt unfair at first, but as I look back, I realize that it was all in the plan. Good thing I'm not in charge all the time!

There's so much to be grateful for.

Good news! Since the first week in November, I have been remodeling our kitchen. It has been a huge undertaking, and involved much labor and money. New custom made knotty alder cabinets. New hardwood floor. I raised the ceiling a foot. New granite countertops. And of course, you can't put old appliances in a new kitchen. I did quite a bit of the labor myself. I tore out the old ceiling, installed the new flooring, and tediously installed the new crown moulding. We have been washing dishes in the bathroom sink, and eating a lot of food from the microwave. I can't wait to have an actual home cooked meal again. The granite countertops are being installed this week! We may have an actual kitchen sink by Superbowl Sunday! Yeah baby! However, I do look forward to coming to Boise for my free lunch!

A favorite childhood movie of mine was Pollyanna. Her outlook on life was through a very thick pair of rose-colored glasses, but she ultimately saved a divided, materialistic town from their own bickering and sadness. So why not play a little Pollyanna, since everyone everywhere seems to be so gloomy and sticken with "Down-Economy Dysentery."

Here we go:

I am anxious for the economy to get better, that's a given. But how strong did any of us get during the Good Years? It was easy to be good at what we were doing when it came so easily. But the true test of strength and skill comes from working through hard things...going through the refiner's fire, if you will.

I used to be a little envious of my grandparents who lived through the Great Depression. It took so much less from life to make them genuinely happy; fewer things to produce true joy and contentment. I wanted to experience that...and in short measure, I have begun to.

Since I only have my own experiences to draw from and cannot speak for everyone, I'll tell you a few random things in our family that have gotten better since the economy turned South:

We used to eat out at expensive, fancy restaurants 2-3 times per week. The kids would have a babysitter and we'd leave before dinner and return after the kids had gone to bed. Ahem...not anymore. These days, dinner is served at the DINNERTABLE, where we eat together, talk together and laugh together. We have a little nightly tradition where we each share "the best part of our day." It is a fantastic way to find out what really happened to our kids during the day. They never want to just tell us one thing; once they get on a roll, we find out all sorts of juicy tidbits! As the night wears on, instead of visiting over an expensive dessert, we are reading together, playing games or just listening to music together. When bedtime rolls around, the babysitter doesn't tuck our kids in and snuggle with them...that's our job, and it is the best way to finish off the day. If you are having struggles right now during this "crummy economy," lay down by your little one tonight as they fall asleep. Listen to the quiet things they say to you just before they drift off to sleep. Everything will be right in your world at that moment, and you'll know true happiness. You'll thank the "bad economy" for giving you moments like this!
In the Good Years, when something broke, we ran to the store and bought a replacement. Again...not anymore. Just last month, John's steelhead rod snapped. I figured a fairly pricey trip to Cabellas or Sportsmen's Warehouse was forthcoming. Not so! He got on the internet, researched the parts and ingeniously engineered his own replacement fishing rod. You should have seen his delight with himself! I'm pretty sure he talked about it for 3 days. I even told a few people how excited I was about the prospect of actually repairing something instead of replacing it. That day, we were true pioneers for our generation. You'll thank this economic downturn for the new skills and self-confidence you've developed as you try new things that seemed time-consuming and too tedious during the Good Years.
For the last 6 years, our family has been rigourous Four-Wheelers! We even professed our love for the sport on our license plates: LIV2ATV and ATVWIDOW. In September, we sold the last of the quads, along with most of the riding gear and the trailer. In place of this family hobby, we started to take our kids backpacking. We had such a great time riding the 4-wheelers, but found that they were so expensive to insure, maintain and fill with gas ($4/gallon last fall). In addition to the expense, we couldn't talk to our kids while we were riding; difficult to carry on a conversation over the motors and through the helmets. So we gave it up. We are now trying to show them how much fun we can have with little or no expense; the conversations are terrific and the time together is priceless in strengthening our family. This bad economy has even given us better family hobbies.
I have read so many good books since the economy went to pot! There is not much extra money for entertainment, so we've started making our own. We have what we call "Read-a-thons" a few nights a week. We all get warm blankets and a good book, curl up and read for an hour or so. Your family's literacy (and even your kids grades) might just improve in a dismal economy!
It was easy to always be happy when the paycheck was more than the bills. Some months, that's not the case anymore. So we have started a nightly journal to record ways we've seen help from others or from above over the course of each day. It is amazing how happy you can be when you take a moment at the end of your day to recognize these things. The less-than-favorable economic climate can actually make you a more grateful, sincere and content person...if you'll just let it.

It is up to each of us how we react to what is going on. I appreciate Jason asking us to write this little article. It has given me "cause to pause;" I have really pondered what I could possibly say that would be good about the economy right now. But, if I'm completely honest with myself, I'd have to say I am happier and more content and have more self-confidence than I did at this time last year. Everything was easier then, and we didn't have to work for much. But now that nearly everything is a struggle, it seems to be worth more to me. You know what they say, "the tree that never had to fight, for sun and sky and air and light, never became a forest king, but lived and died a scrubby thing. " It's true for people, too.

Depending on how we choose to react to this "downturn," we will be better off for it. Thus, I welcome it and hope I can become a better me because of it!

I am not much of a guy who thinks in so deeply about web design but I think your post had some valid points in it. Like designers are forced to design stuff within the limited code available and not go beyond it, their innovation is somewhat limited but still I think Web Design won't die! I agree that Amazon and other some big sites won't have a blog but now a days it's very important to have some sort of option available so people can quickly communicate their thoughts. I think Amazon if wants to shift it to that, they can get a customized CMS for themselves.
